Xanthos' estates are located in the northern California. This mansion might look nothing compared to the Starlight Mansion or the Gabor Mansion, but take a look at all the land surrounding it. On Xanthos' estates there is a forest, a river, a waterfall, japanese gardens, and arabian gardens. If you look closely every here and there, there's an "X" for "Xanthos" sneaked into the design of the surroundings, like the bushes in front of the house, and top of the gates.

Exactly what he does except for running the Xanthos' charity foundation isn't known, but this entire building is probably not dedicated to charity work.
